can you expect from the settlement process?

When your settlement is scheduled with Friendship Title, we will send out an information packet to both the buyer and seller. Friendship Title orders a title report and a survey on the property, in addition to scheduling the settlement with your lender.
At settlement, all persons who will sign settlement documents will be required to present to a notary public proof of identification. Therefore, each person should bring to settlement a proof of identification containing his or her picture, such as a driver's license, passport, etc.

Generally, your lender will require that you obtain a hazard/homeowner’s insurance policy prior to settlement, naming the lender as “loss payee” under the policy. You will be required to pay the first year’s policy premium in advance. Your lender may also require a termite inspection report. You should contact your loan officer for specific instructions pertaining to these items.
Special Considerations for Condominiums: We will notify the condominium’s insurance company about the change in the ownership of the unit. In addition, you should consider purchasing your own insurance to cover your liability and the loss of the contents of your unit, such as furniture, jewelry, etc.
At settlement, you will need to remit the balance of the down payment and the closing costs by cashier’s check, certified check, or wire transfer. All funds should be remitted to Friendship Title, Inc., since all settlement funds will be disbursed from our escrow account. Please let us know if you need wire instructions.

SURVEY: Generally, you will have a choice between a house location survey and a boundary survey. A boundary survey identifies property lines and can be used to build a fence. You will need to select the type of survey you would like. The following form has additional information on the survey types, which the Buyer should completed and fax to us.
