Settlement Information
What can you expect from the settlement process?


Buyer Information

When your settlement is scheduled with Friendship Title, we will send out an information packet to both the buyer and seller.  Friendship Title orders a title report and a survey on the property, in addition to scheduling the settlement with your lender.

At settlement, all persons who will sign settlement documents will be required to present to a notary public proof of identification.  Therefore, each person should bring to settlement a proof of identification containing his or her picture, such as a driver's license, passport, etc.

BUYER INFORMATION

Generally, your lender will require that you obtain a hazard/homeowner’s insurance policy prior to settlement, naming the lender as “loss payee” under the policy.  You will be required to pay the first year’s policy premium in advance.  Your lender may also require a termite inspection report.  You should contact your loan officer for specific instructions pertaining to these items.

Special Considerations for Condominiums:  We will notify the condominium’s insurance company about the change in the ownership of the unit.  In addition, you should consider purchasing your own insurance to cover your liability and the loss of the contents of your unit, such as furniture, jewelry, etc.

At settlement, you will need to remit the balance of the down payment and the closing costs by cashier’s check, certified check, or wire transfer.  All funds should be remitted to Friendship Title, Inc., since all settlement funds will be disbursed from our escrow account.  Please let us know if you need wire instructions.

SELLER INFORMATION

 In order to begin preparation for your settlement, we will need the following information from you.  Please complete the seller information and payoff forms, providing us with the following information:

  1. The name, address, telephone number, and account number for each mortgage company, bank, lien holder, etc., which has an outstanding loan or debt secured by your property.
  2. The name and telephone number for any homeowners’ or condominium association, and information about any unpaid special assessments.
  3. Whether you will be attending settlement on the purchase of another house immediately after your sale settlement.  If you will need to have your proceeds remitted by wire transfer or certified or cashiers check, we normally need to make arrangements at least a week prior to settlement.  Unless we are advised in advance, your proceeds will be in the form of our escrow account check.
  4. Your home and work telephone numbers.
  5. Your  Social Security number(s).
On the later of the settlement date or your last date of occupancy if you rent back from the purchasers, you should either phone in the water meter reading or have the water authority read the meter.  You should also notify other utility providers of the change in utility services.  A list of helpful contact numbers can be found here.

TITLE REPORT: The title report searches county and state records to insure that the title to the property is good and marketable.  This includes verifying the owner of the property and any and all liens against on the property.     Back to top
 
 
 

SURVEY: Generally, you will have a choice between a house location survey and a boundary survey.  A boundary survey identifies property lines and can be used to build a fence.  You will need to select the type of survey you would like.  The following form has additional information on the survey types, which the Buyer should completed and fax to us.
