A
list of fees generally charged at settlement.
The following fees are
provided as an estimate only. Your particular situation may require
additional or different fees to be charged. Please contact
us to discuss your sale or refinance.
SELLER
FEES
The following is a list
of fees and expenses which Friendship Title, Inc. charges to the seller
at settlement:

Settlement fee of
$200, which includes our services to pay off and release one mortgage.
We will charge $75 for each additional mortgage to be paid off.

Courier expense of $25
for the expedited delivery of each mortgage payoff.
-
Document preparation of
$75.00.
-
$50 release preparation and recording for each mortgage payoff.
-
Any transfer or recording
taxes which you agreed to pay under the sales contract.
-
Any other amounts which
you agreed to pay under the sales contract, such as loan fees, on behalf
of the purchaser.
-
Real estate commission,
if applicable.
-
Water escrow of at least
$300 (except for condominiums when water is included in the condominium
fee).
Your Settlement Statement
will also include the appropriate adjustments between you and the buyer
for such things as real estate taxes and condominium/ homeowner fees.
We should have your estimated settlement figures available the day before
settlement.

Title
Insurance. The premium is an estimate based upon a simultaneous
issue of both an owner’s and lender’s title insurance policy. Substitution
(reduced) rate may be available, based upon your loan amount, and the age
of the Seller's owner's and lender's title insurance policies. Please
contact us for more information.
Lender’s title insurance
is required by your lender and based on the loan amount.
Owner’s title insurance
is optional, and the premium is based on the sale price.
Lender Charges.
All lender fees, including escrows for taxes and insurance, and interest
from the date of settlement to the end of the month. (refer to the
good faith estimate given to you by your lender)

REFINANCE
FEES
The following is a list of fees and expenses which Friendship Title, Inc.
charges at settlement for a refinance:

Settlement fee of $250,
which includes our services to pay off and release one mortgage.
We will charge $75 for each additional mortgage to be paid off.

Abstract or title update
of approximately $100 (MD & VA) $250 ( DC).

Title examination of $45.00
-
Title insurance binder
fee of $35.

Notary fee of $10.

Document preparation of
$75.00
-
Copies/FAX fee of $25.00.

Title
insurance premium. Lender’s title insurance is required by your
lender. The premium is based upon the amount of your mortgage loan.
Substitution (reduced) rate may be available, based upon the new loan amount,
and the age and balance of loan being paid off. Please contact
us for more information.

Courier expenses.
The Courier/Federal Express expenses are for picking up and delivering
your lender’s settlement papers and for delivering the deed of trust for
recording in the land records and are estimated to be $75.
-
Escrow for taxes and homeowner’s
insurance, if required by lender.
-
House location survey (approximately
$140) if required by lender.
-
Recording fees. Release preparation and recording fees of $50 per release. If a
subordination agreement is to be recorded, the recording fee is approximately
$40, depending on the jurisdiction.

Recordation taxes.
An estimate will be provided, based on the new loan amount, balance of
loan being paid off, and usage of property (principal residence or investment).
Your Settlement Statement
will also include lender charges and escrows if required, any real estate
taxes which are due, and other items customarily charged at settlement.
