SELLER FEES

The following is a list of fees and expenses which Friendship Title, Inc. charges to the seller at settlement:
 

Your Settlement Statement will also include the appropriate adjustments between you and the buyer for such things as real estate taxes and condominium/ homeowner fees.  We should have your estimated settlement figures available the day before settlement.

BUYER FEES

The following is an estimate of fees and expenses which Friendship Title, Inc. charges to the buyer at settlement:

 Settlement Company Fees and Expenses


Title Insurance. The premium is an estimate based upon a simultaneous issue of both an owner’s and lender’s title insurance policy.  Substitution (reduced) rate may be available, based upon your loan amount, and the age of the Seller's owner's and lender's title insurance policies.  Please contact us for more information.

Lender’s title insurance is required by your lender and based on the loan amount.
Owner’s title insurance is optional, and the premium is based on the sale price.

Lender Charges.  All lender fees, including escrows for taxes and insurance, and interest from the date of settlement to the end of the month.  (refer to the good faith estimate given to you by your lender)
Other Settlement Costs (where applicable)

 •  real estate taxes and adjustment of taxes between purchaser and seller
 •  condominium or homeowner association fees and adjustment of those fees between purchaser and seller
 •  recording fees (to record a deed and deed of trust)
 •  city/state transfer taxes
 •  city/state recordation taxes
 •  country transfer taxes

Your Settlement Statement will also include lender charges and escrows if required, any real estate taxes which are due, and other items customarily charged at settlement.
