For each settlement, we obtain a title search of the property for the purposes of determining whether or not the title is good and marketable; conduct the settlement, including the preparation of the settlement sheet; disburse all funds, including the payment of loans or liens secured by the property and governmental charges and other expenses; and prepare, execute, and record all necessary documents, including releases for all loans and liens secured by the property.
